Most Highland Village homes were built before 2000
Highland Village incorporated in 1963. The first settlers came from Dallas to get away. They built near Lewisville Lake. Then the town took off. Population went from 516 in 1970 to 3,246 in 1980 and 7,027 in 1990.
Census estimates put 3,878 of the city's 5,680 homes at pre-2000 builds. The 1990s are the biggest decade with 1,592 homes. The 1980s added 1,215 and the 1970s added 941. Only 168 have gone up since 2020.
Exteriors lean masonry and frame. Listings we checked show brick in Highland Meadows. Village Estates shows brick and frame. Clearwater Estates shows wood frame. The city's old rule called for 80% masonry. A 2019 state law wiped out stricter local building standards. We walk your roofline and quote on the same visit.

Hail has hit this corner of Denton County hard
On April 3, 2014, the National Weather Service logged 4.25 inch hail near Denton. Reports across Denton County that day described golf ball to hen egg size hail. Wind snapped and uprooted trees northwest of Denton.
On Sunday night, June 11, 2023, baseball-size hail fell across Lantana, Flower Mound, Highland Village and Lewisville. The Cross Timbers Gazette reported damage to some homes and vehicles.

Local life
A town that already lights up for the holidays
Our Village Glows lights a 35-foot tree on a November Saturday at The Shops at Highland Village. The show runs 150,000 LED lights synced to music. The Highland Village Women's Club, the city and the shopping center put it on. It is free.
Christmas at the Ranch follows in December at Doubletree Ranch Park. The city dresses the park in Christmas lights and lawn ornaments all season. Santa has also ridden a fire engine through neighborhoods on set evenings. In 2023 the city ran a Parade of Lights contest for decorated yards.
Marcus High in Flower Mound plays as the Marauders in red and silver. The Highland Village homes we checked list Marcus as the zoned high school. If you want Marauder colors on your eaves, ask us. Celebrate Highland Village adds fireworks, live music and a 5K at Doubletree Ranch Park.
HOA rules
Highland Shores has written rules for exterior lighting
Highland Shores covers 980 acres on the south shore of Lewisville Lake. More than 1,800 homes sit inside it. Its design guidelines set a minimum roof slope of 5 in 12. Fascia must be at least six inches. No flat roof can be a major part of a design.
The same guidelines say no exterior lighting fixture goes up without written committee approval. They call for low-level, non-glare light in shades of white and bar colored lights. They also bar spill onto neighbors and unshielded spotlights mounted on soffits.
The approval form asks for a survey marking fixture locations. It also wants a fixture photo or brochure and the lamp type. Get approval first, then book. Other Highland Village neighborhoods have their own associations, so check yours before you sign.

Does Highland Shores allow permanent roofline lights?
The Highland Shores design guidelines require written committee approval for any exterior lighting fixture. They call for low-level, non-glare light in shades of white and bar colored lights. Ask the association before you book.
What does my Highland Shores lighting application need?
The form asks for a property survey with fixture locations and light direction, a photo or brochure of the fixture, and the lamp type. We quote on the same visit, so you leave with specifics for the form. Other associations set their own rules.
Can you light the older homes in Village Estates or Clearwater Estates?
Census estimates show 941 Highland Village homes from the 1970s and 1,215 from the 1980s. Sample listings in these two neighborhoods show 1979 homes with brick, frame and wood exteriors. We walk the roofline and quote on the same visit.
Should I light up before or after a hail roof job?

Does the city run a holiday lighting contest?
In 2023 the city ran a Parade of Lights holiday lighting contest for residential yards, with entry in early December. Check the city events page for the current year. Our Village Glows and Christmas at the Ranch are the big free holiday events.
Can I show Marcus Marauders colors on my house?
Marcus High School is the Marauders, in red and silver, and the Highland Village homes we checked list it as the zoned high school. Ask us about red and silver if your HOA allows color. Highland Shores guidelines call for white light, so check first.
