About 56% of Denton's homes were built in 2000 or later. About 22% date from before 1980. That split decides how we plan the track.

Newer builds lean on brick and stone. Stark Farms pairs brown brick with white stone. Country Lakes and Kings Way offer one- and two-story homes with brick fronts. We match the track to the trim, not the masonry. Each peak and porch line gets planned.

The weather

Hot summers, muggy months, and hail that hits fast

July in Denton averages a 95 degree high. The muggy season runs May 1 to October 5. DFW hit 100 degrees on 71 days in 2011. Anything on your roofline lives through that.

Denton gets about 35 inches of rain a year. May is the wettest month at 4.3 inches. March is the windiest at 11.7 miles per hour. Track mounts to the eave once. Nothing to rehang after a March blow.

The calendar

Halloween Capital of Texas, then Friday nights, then Christmas

The Texas Legislature named Denton the official Halloween Capital of Texas. The 2024 31 Days of Denton Halloween drew more than 660,000 people. Day of the Dead runs October 22 to 25, 2026, with coffin races and a twilight lantern parade downtown. Your house can run orange and purple for all of it.

The Denton Holiday Lighting Festival is Saturday, December 5, 2026, from 3 to 9 p.m. at Quakertown Park. It started in 1988 with lights on the courthouse lawn trees. The Denton Record-Chronicle runs a Christmas Lighting Contest with a public map. The 2025 prizes were $250, $100 and $50.

Friday nights run on colors. Denton High is purple and gold. Ryan is red and blue. Guyer is black, silver and blue. Ryan versus Guyer is the Crosstown Showdown. UNT plays in green and white at DATCU Stadium. Individually addressable LEDs can show any of those from the free app.

HOAs and lots

HOA streets, no-HOA acreage, and every roofline between

Denton mixes HOA and non-HOA living. Robson Ranch is a 55-plus community with an Architectural and Landscape Committee and a permit application on its HOA site. Wind River Estates and Country Lakes have HOAs too. Check your rules before you book.

Robson Ranch's committee posted a 2017 notice with a November 1 to January 15 window for holiday decorations. It also asked residents to turn lights off at a reasonable hour. That notice is dated, so confirm current rules with your committee. Permanent lighting is a different ask than strands.

Lots change the job. Kings Way homes sit on 50 and 60 foot lots. Those fronts are compact, so every peak and porch line shows from the street. One Montecito listing shows a 1968 brick home on 1.68 acres with no HOA. That is a long eave to cover. Weston reads each roofline and quotes on the same visit.

Can you light a one-story ranch in Southridge or Forrestridge?

Yes. Our Denton job ran one continuous light down the full eave line. A long, low ranch eave is a clean install. The control box goes in the garage.
